Then we send you a plain-language written assessment letter setting out what we observed and your practical options.

This is a roofing-focused assessment of the visible and accessible areas of the roof. It is not a Building Warrant of Fitness inspection, not a compliance schedule assessment, not an Independent Qualified Person (IQP) report, not an engineering report, and not a guaranteed leak diagnosis.

The assessment letter feeds well into maintenance planning, condition records, body corporate reporting, and due diligence. It is not a substitute for the formal compliance work above.

Commercial roof assessments vary widely in time and complexity. A small standalone commercial building with simple roof geometry is a different job to a multi-tenant block with complex membranes and many penetrations. We quote each job after a brief conversation about the building and what you need from the assessment letter. Fixed price, agreed up front.

Do you provide a BWoF or compliance report?

No. We are not an Independent Qualified Person (IQP) for Building Warrant of Fitness inspections and we do not provide compliance schedule assessments. We provide a roofing-focused condition assessment that can feed into your broader maintenance and compliance planning.

Can you do larger commercial buildings (multi-storey, large warehouse)?

Yes. Drone access is particularly useful on large or tall commercial buildings where safe access would otherwise require scaffolding. We tailor the visit and report to the building.

Can you assess TPO roofs specifically?

Yes. Aerial Assess has practical experience with TPO systems, so we can speak to TPO welds, edge details, fastener patterns, and the grade and condition of the membrane.

What does a commercial roof inspection cost?

Priced per job because commercial roofs vary widely in size, complexity, access, and the depth of reporting needed. We give a fixed price up front before any work is committed.

What about insurance for commercial roofs?

We can provide a factual written record of visible roof condition that you can pass on to your insurer. This is documentation of what we observed at a point in time, useful for condition records, claims context, or insurer requests. It is not a replacement for any specific report your insurer mandates.
