You don't need the whole-house treatment to understand your roof. You need someone who knows roofs to look at it properly, and tell you plainly what they find.

What the letter actually is

A plain-language written summary of what we observed on the roof. You get practical comments and sensible options on anything worth knowing about, with photos where they help show what we mean. It reads in about ten minutes, written in language a person can use.

The format is a deliberate choice. A formal building report covers the whole house in dense report language. An engineering report covers structural specifics with a chartered engineer's stamp. The assessment letter is for when you want roofing-specific depth, written by someone whose day job is roofs, in language you can act on. It answers the question most owners have, which is "what's going on up there and what should I do about it", rather than covering the whole house.

Scope, precisely: it covers the visible and accessible roof areas as observed on the day. It is not a full building report and not an engineering report, and we report what we can actually see rather than guessing at what isn't visible. If you've got a leak, we'll point out the signs we can see and what they might mean, but we stop short of a guaranteed leak diagnosis because pinpointing one often needs further investigation. If something needs a closer or more specialised look, we'll tell you and point you the right way.

We'll tell you what we can see. If there are visible signs that might point to where water is getting in, we'll note them and explain what they could mean. But we don't provide a guaranteed leak diagnosis. Pinpointing a leak often needs further investigation that goes beyond a visual assessment.
